What is a Property Inspection Report?
Property inspection report is an independent report required by the Home Office for entry clearance or settlement to establish that after the arrival of the applicant the accommodation will not be overcrowded and is suitable for living under the UK Housing Act.

- Is in a reasonable state of repair.
- Is not statutorily overcrowded under the Housing Act 1985, Part X and shall have sufficient space to accommodate both the current occupiers and the applicant.
- Free from conditions that may present a public health nuisance.

Is property Overcrowded? How many people can occupy a room?
Under the housing law, there are two ways to calculate whether the home is overcrowded.
- By the number of rooms for people to sleep in. This is called the room standard (Section 325 of Housing Act 1985).
- By the amount of space in the home and the number of people living in it. This is called the space standard (Section 326 of Housing Act 1985 ).
